The present project develops the reform, rehabilitation and reconversion of an existing house in an interior hotel, located in Uetam street nº1, in the old town of Valldemossa.
The scope of intervention is a plot of 373’00 m2. The semi-basement floor of the building is connected to a 128’46 m2 garden. The preexistences show us a building that has been undergoing modifications over time, based on small remnants, and that as a result have been distorted the initial characteristics of the building. As for its situation within the town, this could not be better, since its South façade owns privileged views over the Cartuja and the Bay of Palma, and its main façade faces Uetam Street, one of the main roads pedestrian of the town.
The unitary recovery of the whole, from the constructive, volumetric, compositional and functional point of view, the strategic placement of the different parts of the program within the building, the search for good views, and the maximum respect of the project with its surroundings mark the starting point of the intervention.
With all these premises the program is developed in the following way; the day, reception, living room and dining areas are placed on the ground floor directly linked to the street, on the one hand, and the porch on the other.
On the first floor 5 rooms are placed, 3 in the main body of the building and another two in the annex building. On the second floor there are 3 rooms and an installation area on the roof of the annex building. The rooms located in the main body are en suite and each and every one of the 8 rooms have a bathroom.
It is a semi-basement floor where the customer’s home is connected to the garden, as well as the service parts such as the garage, with access from Rosa Street and a laundry and storage area. The garden aims to recover its splendor from other eras and poses as an open space, with a small pool and toilet area.
One of the keys of the project is the placement of the communications core on the north facade of the building. The intention is to maximize the useful space for the rooms and optimize the routes.
From the point of view of the external action, the intention of the project is to recover the gaps that allow a better understanding and reading of the building. That is why we propose to recover the symmetry in the facade that faces Uetam Street, which also leads us to an optimal relationship with the interior program.
